Vueterix now fully supports UAD 3.6, including complete delivery packages. You can upload a UAD 3.6 package anywhere you currently upload a residential appraisal, and it goes through the same review workflow as any other report.
What’s in a UAD 3.6 Package
A UAD 3.6 delivery is a ZIP file containing the MISMO 3.6 XML data file, the report PDF, and the photos and exhibits referenced by the report. A typical package has somewhere between 35 and 50 images.
When you upload a package, Vueterix validates it and separates it into its parts. The PDF becomes the subject report, the XML is used as the data source, and the images stay with the order. We also accept standalone UAD 3.6 XML files.
Reading the Data From the XML
We wrote earlier this year about how UAD 3.6 is a data standard more than a formatting change. Our implementation follows from that.
For a UAD 3.6 package, Vueterix pulls the subject property, appraiser and license information, dates, and the full comparable grid, including each individual adjustment, directly from the XML. AI review is still used for quality and risk assessment, USPAP screening, bias analysis, and the descriptive information the XML doesn’t include.
Some of the Details
UAD 3.6 uses a new data model with over a thousand distinct elements, and several of them are easy to misread. A few that we handle specifically:
- A comparable’s sale price and its adjusted price are separate values. Using the adjusted price as the sale price can understate the sale by more than ten percent.
- Areas include their unit of measure. A subject lot reported as 1 acre is 43,560 square feet, even if the comparables in the same report are listed in square feet.
- View and location are recorded separately. A lake-view comparable is read as a lake view, since that’s what its view adjustment is based on.
- The level count includes the basement, so a two-story home over a basement shows three levels. We count stories above grade.
- Census tract has been removed from UAD 3.6 entirely, so it will show as not provided.
Audit Trail
The original ZIP package stays attached to the order and can be downloaded exactly as it was delivered. Vueterix also records whether each extracted field came from the XML or from AI review.
